TERMS and CONDITIONS


RATES

  • In Bali's tourism districts, rates for quality homes and villas are quoted in United States dollars (USD's).

SEASONS

  • Rates are categorised in 'High' and 'Low' seasons.
  • Unless otherwise stated in villa descriptions or they will be made known to prospective guests prior to confirmation of a reservation, these are as follows:


  • 'High Seasons'
    a. 15 December to 10 January;
    b. Chinese New Year;
    c. Easter Week;
    d. 01 July to 31 August;

    'Low Seasons'
    All other times of the year.

MINIMUM STAY

  • Unless otherwise specified, there is a minimum rental requirement of 7 (seven) consecutive nights at all properties.

CHRISTMAS & NEW YEAR

  • For all villas there is a minimum rental requirement of 14 nights.
  • Rates for all villas are subject to rate increases during this period.

GENERAL

  • All our villas accommodate a maximum number of guests, which is stated in our descriptions, and must be adhered to unless otherwise agreed to prior to receipt of full and final payment. Reservations shall be for a specific number of guests, which may not be exceeded, unless this has been authorised by COMPAGNIE VAN BALI.
  • Villas which have air-conditioning are listed as 'air-conditioned' and unless otherwise stated, air-conditioning is limited to one or more bedrooms.

WHAT'S INCLUDED

  • All villas and private homes have at least two domestic household staff.
  • All properties are fully equipped with bed linens, towels, cooking utensils etc.
  • Items such as toilet paper, soap and drinking water are supplied at the start of the rental, and in most cases, as such items need replacing the cost shall be borne by the tenant.
  • All villa guests must (in accordance with the Laws of Indonesia) be registered with the authorities within 24 hours of arrival at their destination.
    A photocopy of each guest's passport will be requested by one of agent/owner 's staff upon or shortly after arrival at their home/villa. A registration form must be promptly filled out and signed by each guest, the cost of which shall be for the account of the Lessor.

TAX AND SERVICE CHARGES

  • At all hotels in Indonesia, a standard 11% Govt. Tax and a 10% Service Charge (totalling 21%) is normally levied.
  • When renting a or villa, there are no hidden costs, surcharges (for accommodation), staff salaries, service fees or management fees that is the responsibility of the guest/tenant.
  • In some cases, there may be additional charges, such as in cases where villas are operating with a hotel licenses, details of which will be made known to prospective guests prior to confirmation of a reservation. Unless otherwise stated in villa documentation, these are deemed to be inclusive in the rent.
  • Gratuities for household staff shall be left to guest's discretion.

DESTINATION INFORMATION

  • Security deposits are required for some villas. Deposits are to be paid on arrival, and will be refunded in full on day of departure, unless damages/repairs need to be performed, in which case refunds will be made by bank cheque/transfer less cost of damages.
  • An 'information pack' is placed in most villas prior to guest's arrival, which provides visitors with maps, names and phone numbers of recommended restaurants, brochures for tours etc, along with phone numbers for everything from airlines to doctors.

PAYMENTS AND CANCELLATIONS

  • A deposit of 30% of the rental amount must be received by COMPAGNIE VAN BALI within seven (7) working days after confirmation of reservation has been given by COMPAGNIE VAN BALI.
  • Final payment is required 45 days prior to arrivals on Bali (60 days for Christmas arrivals) or immediately if booking is made less than 45 days prior to arrival, and must be received promptly in order to guarantee your reservation.
  • Deposits will be refunded in full less USD 300.00, if the reservation is cancelled 61 days or more prior to arrival (90 days for Christmas lettings).
    Reservations cancelled less than 61 days prior to arrival are subject to forfeiture of deposit.
  • Notice of cancellation must be received by us in writing.
  • FINAL PAYMENTS ARE NON-REFUNDABLE.

CHANGES TO RESERVATION

  • A USD 100.00 administration charge may be levied to any changes for a villa reservation, which has been confirmed, and for which a deposit has already been paid.

TERMS OF PAYMENT

  • Payments only to bankdetails as provided on invoice.

CHECK-OUT TIME

  • There is generally no check-out time for our properties unless this has been clearly stated in writing, which should be made known to a prospective tenant prior to confirmation and receipt of deposit for a villa reservation.

TELEPHONE USE AT HOMES AND VILLAS

  • If you select a property which has a phone and you do not require use of phone, the telephone will be disconnected for the rental period. Should you require the use of the telephone, 'a bond' in the form of a credit card imprint is the only acceptable form of deposit/security that may be accepted, as the monthly statements from 'Telkom' (the national phone company) may be received as much as 4 to 6 weeks after guest's departure.

TERMS AND CONDITIONS OF TELEPHONE USE

  1. The credit card holder will be billed for all calls, at cost (plus 10% Govt. tax). Additionally, a 25% surcharge will be levied.
  2. Credit card details will be requested by fax, prior to guest's arrival and an imprint of a credit card must be taken within 24 hours of guest's arrival. If an imprint is not promptly received, the agent/owner reserves the right to disconnect the telephone.
  3. The signed credit card imprint will be held by the agent/owner, until all telephone statements have been received from TELKOM. Agent/owner will itemise the credit card holder's exposure to telecommunication charges (based only on use during their tenure).
  • An itemised account of charges will be forwarded by fax or e-mail to the credit card holder along with a proforma invoice of the amount to be debited. A copy of all billings will be mailed on request or forwarded as an e-mail attachment.

FLIGHT INFORMATION

  • Guest/s name/s should be submitted to us prior to final payment along with flight information for both arrivals and departures with respect to airport transfers.

AIRPORT TRANSFERS

  • One of agent/owners staff will be at Denpasar's 'Ngurah Rai' airport to greet guests on arrival and drive them to their villa.
  • Agent/owner will provide one complimentary airport transfer in each direction (not multiple transfers) to said villa for all guests who both arrive and depart on designated flights, details of which must be provided to us not later than 45 days before arrival at the destination and where villa lettings are deemed to be for not less than seven (7) consecutive nights.

LIABILITY

  • COMPAGNIE VAN BALI, AGENT or OWNER reserves the right at any time, in it's sole and absolute discretion, to refuse any person as a member of an accommodation party.
  • COMPAGNIE VAN BALI, AGENT or OWNER will not be responsible under any circumstances to refund any unused portion with respect to accommodation, tours, car rentals, including any substitutions.
  • If any services and accommodations are substituted, COMPAGNIE VAN BALI, AGENT or OWNER will at all times and in good faith endeavour to substitute services and accommodations of a comparable type.
  • COMPAGNIE VAN BALI, AGENT or OWNER disclaims any and all liability for property loss or damage, as well as injury including death sustained by any person whilst residing at a private home or villa, or whilst engaged on any tour, whether the loss or injury occurs as a result of breach of contractual obligations of COMPAGNIE VAN BALI, AGENT or OWNER, its servants, employees or agents.
